Position Summary:

We are seeking a dynamic, organized and driven Leasing Agent to join our team. This role is integral to maintaining high occupancy rates across our properties and ensuring an exceptional living experience for our residents. The Leasing Agent will engage with prospective tenants, guide them through the leasing process, and serve as a primary point of contact for all tenant-related matters.

Key Responsibilities:

  • Leasing and Sale
  • Conduct property tours and highlight property features, amenities, and neighborhood benefits to prospective tenants.
  • Guide prospective tenants through the application process and manage leasing paperwork from start to finish.
  • Draft, explain, and finalize lease agreements, ensuring tenants fully understand lease terms and policies.
  • Customer Service
  • Act as the primary point of contact for tenants, handling inquiries, complaints, and requests with professionalism.
  • Conduct move-in orientations for new tenants, ensuring they are well-informed about property amenities and procedures.
  • Build positive relationships with tenants by addressing issues, offering support, and providing a welcoming environment.
  • Move-In Responsibilities
  • Conduct move-in orientations for new tenants, covering property rules, emergency contacts, and amenities.
  • Prepare move-in documentation and gather required information from tenant prior to moving in
  • Ensure units are clean, well-maintained, and fully prepared before move-in day.
  • Ensure tenant has working keys for a flawless move in experience
  • Move-Out Responsibilities
  • Coordinate move-out inspections with tenants, noting any damage or required repairs.
  • Assess unit condition for security deposit deductions, following company guidelines.
  • Communicate with the team to schedule any necessary cleaning, repairs, or upgrades to prepare the unit for new tenants.
  • Marketing and Advertising
  • Implement marketing strategies to attract new tenants, utilizing online listings, social media, local advertising, and community events.
  • Maintain and update property listings across platforms to ensure they are current, accurate, and appealing.
  • Tenant Screening
  • Review tenant applications, conduct background checks, and verify references to ensure eligibility.
  • Ensure compliance with fair housing laws and anti-discrimination policies throughout the leasing process.
  • Property Management Support
  • Work with the property management team to address tenant concerns, coordinate maintenance, and support property improvements.
  • Conduct regular inspections to ensure property cleanliness, safety, and compliance with lease terms.
  • Assist in coordinating maintenance or repair requests with tenants and contractors.
  • Administrative Tasks
  • Keep accurate records of leases, applications, renewals, and tenant communications.
  • Maintain databases of tenants and leads, tracking status, and following up as needed.
  • Prepare leasing reports, track metrics, and provide insights on occupancy and leasing trends.
  • Monitor and report on occupancy rates, tenant turnover, and leasing activities.
  • Compliance and Legal
  • Ensure compliance with local, state, and federal laws, including fair housing regulations.
  • Address lease violations and assist in any required eviction or lease termination processes.

Qualifications:

- High school diploma or equivalent (Associate or Bachelor’s degree in a related field preferred)

- 1-2 years of experience in leasing, sales, or customer service roles (real estate experience is a plus)

- Strong communication and interpersonal skills with a customer-centric approach

- Proficiency in Microsoft Office Suite and property management software AppFolio

- Ability to work flexible hours, including some weekends, to accommodate tenant needs

- Valid driver’s license and reliable transportation

- Missouri Real Estate License preferred
