LEASING CONSULTANT – Cypress Point Apartments, Ventura, CA

ROLE

The Leasing Consultant is responsible for maximizing the value of the asset for the owner. This includes, but not limited to, leasing and resident file administration, resident relations, customer service, and other residential apartment operations to ensure the property complies with all Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other Federal and State laws.

We are looking to hire a highly skilled Leasing Consultant with prior leasing experience at conventional Class A multi-family or senior-age apartment communities. The current assignment is supporting the team at Cypress Point Apartments, our 268-unit multi-family community located along the beautiful central coast in Ventura, California. This position requires an individual who is sales and service driven, outgoing and assertive, and who exhibits professional communication and organizational skills. ESSENTIAL DUTIES AND ESPONSIBILITIES

  • Greet prospective residents and introduce them to available unit types and property amenities, follow-up with prospective residents, and ensure guest cards and walk-in traffic are entered daily into Yardi software.
  • Run daily availability reports, verify make-ready dates, and confirm rental rates for accuracy.
  • Ensure the apartment is ready for residents to move in on the agreed date and coordinate move-in appointments and provide new residents with a comprehensive orientation to the community.
  • Follow up with prospects that did not close and attempt to close again, distribute, and track of lease expirations and renewal notices.
  • Assist in conducting market surveys and visiting competitor communities for analysis and benchmarking.
  • Consistently manage and clear the Customer Relationship Management (CRM) queue daily.
  • Professionally represent the community when demonstrating amenities and features
  • Administrative duties such as answering phones, responding to emails, and maintaining files and records, ensuring files are complete and accurate prior to move-in, a unit transfer, process renewal rental applications, and preparing lease agreements
  • Inspecting market-ready units to ensure cleanliness
  • Assist in planning, preparation, and implementing community activities and events.
  • Collect, record & deposit rental payments, application fees, security deposits, by the close of each business day.
  • Maintain accurate resident information in property management software.
  • May assist in the inventory and purchase of office and clubhouse supplies.

POSITION REQUIREMENTS

  • Attention to detail; organized, and ability to interact effectively with renters, residents, peers, and management
  • High school or General Education Development (GED) equivalent
  • Minimum of two (2) years’ experience in hospitality, sales, and/or customer service environment
  • Computer literate in Microsoft Office Suite, and Yardi Voyager or other property management software experience is a plus
  • Ability to grasp, apply, and comply with all state and fair housing laws, company policies, and business procedures
  • Participate in after-hours emergency on-call rotation
  • Available to work Tuesday through Saturday, from 9:00 a.m. to 6:00 p.m., and including overtime when needed, however, subject to change based on staffing needs or community events
  • A clean DMV record, proof of vehicle insurance and background check.

LANGUAGE SKILLS

Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, and/or governmental regulations. Ability to create and/or write reports, business correspondence, and/or procedural manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the public.

MATHEMATICAL SKILLS AND REASONING ABILITY

Ability to calculate figures and perform basic math functions. Ability to interpret various instructions furnished in written, oral or schedule form.

PHYSICAL DEMANDS AND WORK ENVIRONMENT

While performing the duties of this job, the employee is regularly required to use hands to finger, handle, or feel objects, repetitive wrist movements, talk, hear, walk, and sit. The employee is occasionally required to stoop, kneel, or crouch. The employee may be required to stand for extended periods. The employee may occasionally lift, push, pull, carry and/or move up to 25 pounds. Specific vision abilities required by this job include close vision, color vision, depth perception, and the ability to adjust focus. The noise level in the work environment is usually moderate.
